Q. Why should I build
a new home instead of buying an existing home?
A. One of the advantages of building a new home is having
the opportunity to select the finishes and upgrades that
are just right for you. Buyers can personalize their new
homes with an impressive selection of options including
custom millwork, cabinetry, flooring, lighting, decorative
hardware and much more.
Q. Are Custom Homes more expensive?
A. We build custom homes for what others charge for their
spec. or production homes.
Here’s why:
- We have low overhead. You’re not paying for
a company that spends a fortune on Presidents,
Vice Presidents, extensive national marketing, etc…..Saving
you thousands on your new home.
- You buy direct
from the builder. No real estate commissions involved.
On a $400,000 home you could
save over $20,000.
Money that you can use to personalize your home,
finish your basement, buy a new car or just keep
in the bank.
If you want to use an agent, you’re welcome
to….but
remember, they need to get paid and the cost
will be reflected in the price of your home.

Q. Can I supply my own home plans?
A. Absolutely. We will be happy to work with you and your
architect to make your dream home a reality. If you are

Photo Gallery). In addition, our unique partnerships with
local and national design firms gives you the opportunity
to choose from thousands of stock plans or customize a
home that’s uniquely your own.

Q. Can you build on my building lot?
A. Yes. Before we prepare your proposal we’ll visit
your site, review test data and discuss issues pertaining
to your site such as house placement, drainage, surveying,
etc… If you’re still looking for that perfect
lot, we’ll help you locate and evaluate a site that’s
perfect for you (at no additional cost).
Q. How long will it take to build my new home?
A. Generally speaking, from plan selection to home completion
takes approximately 6 to 9 months. There are several factors
to consider such as size of the home, availability of materials,
and options selected. Change orders requested during construction
and the weather can also affect the amount of time it takes
to build your new home.
Q. How do I select a builder?
A. When building a custom home you are going to want to
select an experienced builder with an excellent reputation
for quality and value. Selecting the right builder is mission
critical for a smooth and enjoyable home building experience.
Communication is the foundation to a good relationship.

Q. Should I get more than one bid?
A. We recommend that you get at least 3. We’ll provide
you with a comprehensive cost estimate describing in detail
the level of quality and finish you want in your new home.
Important tip: Use the detailed forms and specifications
we provide as a basis for obtaining additional bids. Here’s
why:
- The forms are simple and easy to use. You just hand
them to the builders you’re interviewing and
they fill them out.
- You’ll discover the “real” cost
of your new home. The specifications describe in
detail the
products, and level of quality and finish included
in your new home. By including everything upfront,
you eliminate
expensive and unexpected change orders during the
construction process. This will save you money and aggravation
down
the road.
- You will receive an “apples-to-apples” comparison
allowing you easily compare bids.
Q. How can we be sure the builder is financially secure?
A. Ask for references. A builder with a solid reputation
will have a proven track record with suppliers, subcontractors
and past clients. Builders with a good payment history
attract the best subcontractors and most favorable price
and terms from suppliers. These costs are passed along
directly to you.
Q. How do I know if all subcontractors have been paid?
A. We require subcontractors to sign a lien waiver once
they have been paid for the work they performed on your
home. At the closing, you will be provided with a sign
copy of the lien waiver. This is your proof that all subcontractors
have been paid, and cannot place a lien on your home at
a future date due to lack of payment.

Q. Do you use the latest products and technology in your
homes?
A. We use only the best proven technology found in the
industry. We don’t jump on the bandwagon of every
new product introduced to the marketplace….especially
when it involves the structural integrity of your home.
Our decisions to implement new products and technologies
are based on our careful evaluation of fielded tested procedures
and materials. As a result, you’re assured the best
in quality, energy efficiency and value.
Q. Do you have a home warranty program?
A. Yes. Your new home comes with a comprehensive 1 year
warranty. Our commitment to total customer satisfaction
doesn’t end when you move into your new home. In
fact, that’s when our job really begins. We’re
proud of the beautiful homes we build and stand behind
our work 100%. The highest compliment our customers can
give us is to recommend us to their family and friends.

Q. How do we finance the construction of our new home?
A. I always recommend that you check with your bank first
to see if they offer construction financing. Since you
already have a banking relationship with them, it makes
sense to start with them.
Once you have that information, we will be happy to give
you the names of experienced lenders that we found over
the years to provide outstanding customer service and competitive
rates.
Many of today’s loan programs offer construction-to-permanent
financing. These programs provide the funds necessary during
the construction process then convert to a permanent mortgage
when you move into your new home.
